"This Document is a Comprehensive Zoning Ordinance for the Village of Montgomery Illinois, providing complete provision for the establishment, administration, enforcement and/or variations of zoning regulations for the community and providing a Zoning District Map, dividing the entire Village into districts for (a) residential, (b) business, commercial and service activities, (c) industrial uses, and (d) agricultural uses. The Zoning Ordinance provides for the use of such techniques as (a) planned unit developments, (b) floor area ratio for bulk control, (c)conditional provisions for the establishment and location of uses publicly operated or traditionally affected with a public interest, (d) special interchange (highway) zoning provision, and (e) performance standards. Other primary areas treated in the Zoning Ordnance are the following: a. Nonconforming Uses -- Provisions for continuance and elimination thereof ; b. Off-Street Parking -- General requirements for all off-street parking use and specific requirements as to amounts necessary for each use or structure developed. c.
