This book examines the current state of, and emerging issues in relation to, the Torrens and other systems of land registration, and the process of automation of land registration systems in jurisdictions where this is occurring worldwide. It analyses the impacts of advances in digital technology in this area and includes contributions from of a number of experts and leaders in this subject from a number of jurisdictions. While it has an Australasian bias, there are important chapters outlining current challenges and developments in Scotland, England and Wales, Ireland, and the Netherlands. Land Politics examines the struggle to control land in Africa through the lens of land titling in Zambia and Senegal. Contrary to standard wisdom portraying titling as an inevitable product of economic development, Lauren Honig traces its distinctly political logic and shows how informality is maintained by local actors. The book's analysis focuses on chiefs, customary institutions, and citizens, revealing that the strength of these institutions and an individual's position within them impact the expansion of state authority over land rights. Honig explores common subnational patterns within the two very different countries to highlight the important effects of local institutions, not the state's capacity or priorities alone, on state building outcomes. Drawing on evidence from national land titling records, qualitative case studies, interviews, and surveys, this book contributes new insights into the persistence of institutional legacies and the political determinants of property rights.

The Gov¿t. of Afghanistan is committed to reducing poverty and increasing economic growth in the private sector. How do women's land rights change as customary tenure systems give way to individualized land tenure? While the individualization of land rights creates incentives for poor farmers in marginal areas to adopt agroforestry, not much is known about its impact on women's land rights. Land, Trees, and Women examines the evolution of customary land tenure institutions in areas of Western Ghana and Western Sumatra where traditional matrilineal inheritance systems have been changing. In these two areas, the authors find that individualization of land tenure has contributed to both increased gender equity and greater efficiency in agroforestry management. While property rights institutions are moving toward providing proper incentives for efficient natural resource management, the authors conclude that any program or legal framework that assigns rights to resources must be evaluated for barriers to women's participation.
