Land Use Law in Florida presents an in-depth analysis of land use law common to many states across the United States, using Florida cases and statutes as examples. Florida case law is an important course of study for planners, as the state has its own legal framework that governs how people may use land, with regulation that has evolved to include state-directed urban and regional planning. The book addresses issues in a case format, including planning, land development regulation, property rights, real estate development and land use, transportation, and environmental regulation. Each chapter summarizes the rules that a reader should draw from the cases, making it useful as a reference for practicing professionals and as a teaching tool for planning students who do not have experience in reading law. This text is invaluable for attorneys; professional planners; environmental, property rights, and neighborhood activists; and local government employees who need to understand the rules that govern how property owners may use land in Florida and around the country.

More than one transplanted Floridian has paid $150,000 for a beautiful condominium with a sea view only to learn that, to keep the building from becoming part of the view, considerable additional money must be spent to build and repair seawalls or to pump up new beaches by dredging sand from offshore. Most of Florida's beachfront property lies on narrow strips of sand called barrier islands, which are low in elevation and subject to flooding during storms and hurricanes. Some of the construction is poor, adding to the problems facing homeowners, most whom came from other parts of the country with little awareness of the hazards of beaches. In Living with the East Florida Shore, Orrin H. Pilkey, Jr., of Duke University, along with his co-authors, has described the varied problems that confront the east shore of Florida today.

Southward, along the east coast of Florida, stretches a series of long, palmetto-covered islands that beat back the thundering surf of the Atlantic Ocean. Located about midway on this coast, between the Indialantic Bridge in the north and Sebastian Inlet in the south, is the community of Melbourne Beach. Since the historic arrival of Juan Ponce de Leon in the New World on April 2, 1513, at a site now believed to be within the bounds of Melbourne Beach, the area has experienced more than four centuries of progress, struggle, and success. Discover within these pages how the areas residents have made Melbourne Beach the strong and vital community it is today through a fascinating compilation of stories and recollections. Meet such colorful residents as bean farmer R.T. Smith, who had In Beans I Trust printed on his stationery, and the forward-thinking real estate developer Ernest Kouwen-Hoven.
